Who runs it
RentalContractCheck is a standalone informational screening tool operated by SyncLex OÜ. SyncLex OÜ, registered in Estonia. It does not connect users with legal professionals or form part of a legal-services network.
Methodology: what the scanner checks
The scanner reads the text of a rental contract, listing, or landlord messages and screens it for known scam signals (such as payment before viewing, an owner who is abroad, or off-platform payment), unusual or potentially unfair clauses (such as a ban on registration, an oversized deposit, tenant-paid agency commission, or hidden service costs), and an indicative rent check. Each issue is explained in plain English with a suggested action.
What it can't verify
The scanner works only from the text you provide. It cannot confirm a landlord's identity, verify ownership of a property, perform a formal WWS points calculation, or give advice about your specific legal situation. The rent check is an indicative screen, not a binding assessment — a formal assessment can be requested via the Huurcommissie. Results are generated by automated systems and may be incomplete or incorrect.
