About RentScan NL

RentScan NL is an automated screening tool that helps expats in the Netherlands check a Dutch rental contract, listing or landlord messages for scam signals, illegal or unusual clauses, an indicative rent check, registration (BRP) issues and illegal fees. It is informational only and is not legal advice.

Who runs it

RentScan NL is operated by RentScan NL. NEEDS_CONTENT: the operator should add the registered company name and KVK number here before launch.

Methodology: what the scanner checks

The scanner reads the text of a rental contract, listing, or landlord messages and screens it for known scam signals (such as payment before viewing, an owner who is abroad, or off-platform payment), unusual or potentially unfair clauses (such as a ban on registration, an oversized deposit, tenant-paid agency commission, or hidden service costs), and an indicative rent check. Each issue is explained in plain English with a suggested action.

What it can't verify

The scanner works only from the text you provide. It cannot confirm a landlord's identity, verify ownership of a property, perform a formal WWS points calculation, or give advice about your specific legal situation. The rent check is an indicative screen, not a binding assessment — a formal assessment can be requested via the Huurcommissie. Results are generated by automated systems and may be incomplete or incorrect.
