Why message screening comes first

Most rental scams in the Netherlands do not start with a polished PDF contract. They start in a chat: a Funda-style listing that looks almost right, a landlord who cannot meet because they are “abroad for work,” and a request to transfer a deposit or first month before you have seen the home. By the time a formal agreement appears, the money may already be gone.

Automated rent calculators and clause checkers assume you already have a serious document. That is the wrong tool when the only thing in your hands is a WhatsApp export. Signals we look for in chat and listings

The scanner looks for patterns that show up again and again in Dutch rental fraud reports: payment before viewing, refusal of an in-person or live-video viewing, urgency that leaves no time to think, deposits via Western Union or crypto, conversation moved off a trusted platform, and prices that sit far below similar homes nearby.

It also flags vague landlord identity, keys promised by courier, and pressure to skip normal steps such as a viewing or a draft contract. None of these alone proves fraud, and a clean chat does not prove a landlord is trustworthy. The point is to slow you down when several red flags stack up.

Paste the full thread when you can. Scammers often bury the payment ask after a friendly exchange. A single screenshot of the nicest message is not enough context for a useful screen.

What to do in the next sixty seconds

If the screen is mixed, use the flagged signals as questions: Can we view this week? Who owns the property? Why must payment happen before we meet? Legitimate landlords can usually answer calmly. People running a script get angry or disappear.
